In keeping with the season of new beginnings, we welcomed five new property arrivals last quarter, with some truly inspirational homes also due to join the collection in coming months. From Scottish bothies to sprawling manor houses, our focus remains on ‘real homes’ with a curated and collated feel, ensuring diversity across the portfolio in both design and appeal.

 

With authentic, experiential breaks at the forefront of many guests’ downtime, connectivity has formed the rhetoric of our monthly newsletters so far this year. For the Wild Hearted, The Hero’s Journey and Homes of the Makers – have all encouraged truly immersive stays across the portfolio.


On a marketing front, the team have been forging new connections with like-minded companies – from The White Company to Mint Velvet and BMW – through product shoots, exclusive competitions and bespoke concierge-style breaks; introducing your property to a fresh clientele as well as firmly positioning Unique Home Stays as a recognisable lifestyle brand.

With 84.5% occupancy, The Sanctuary proved most popular this quarter, followed by Hinterland CabinFilly IslandThe Edge and Wishbone - with intimate escapes proving as popular as ever during the hunker down season.

Congratulations to The Cable Hut for achieving the highest booking levels this quarter - confirming a total of 24.  With its sylvan setting and real getting-away-from-it-all essence, Damselfly took 17 bookings in its first week of joining the portfolio.

We generated 82 articles during Q1, across titles such as The Telegraph, CN Traveller, The Times and Sunday Times, leading to an increase in bookings from press referrals up by 59% on last year. Our strategic PPC and SEO campaigns go from strength to strength; this March we recorded a 53% increase in booking revenue from our Google adverts.

With a late Easter this year, we saw a slower start to bookings at the start of Q1, but we end the first quarter on a positive; with a 3% increase in bookings and 5% more nights booked compared to this point last year. Our average booking value is 8.3% higher than at this time last year, due to a number of larger properties joining the collection, alongside tariff increases being implemented across the portfolio.

Ever thinking-up innovative ways of marketing and booking your homes, the ‘retreat’ stay is a key focus for us this year. From inspiring women’s conferences to yoga breaks, retreats afford the perfect opportunity to occupy those mid-week, out-of-season dates. What factors most-influence guests' property choice? A third of guests make their selection based on property style; with location and facilities following closely behind.  In addition, 15.5% of guests booked on the basis that they could holiday with their dog. With over a third of all bookings taken last year including at least one dog, if you don't currently welcome dogs at your home, we’d encourage you to consider accepting one small 'handbag' dog at your property.

As more couples throw caution to tradition, the elopement wedding trend is on the rise. Although currently legal weddings must take place under a covered structure and with a designated licence, with a potential change of law in the pipeline, we are prepped and ready to lead the way for real home venues. If you feel that your home – however bijou – might afford the perfect backdrop for a more intimate gathering or humanist ceremony, do speak with Joe.
